Mission Viejo

Mission Viejo is hillside stucco at scale, most of it built between the 1970s and the 1990s and most of it on its third or fourth coat of paint. The common failure here is not peeling, it is chalking and hairline cracking that nobody addressed before the last repaint.

We wash the chalk off, patch the cracks, caulk every penetration and control joint, and spot-prime bare stucco before the finish coats. On two-story elevations that means real staging and real ladder work rather than reaching from the roof.
